Settlers Hospitality’s COVID-19 Procedures: Secure at Settlers

Deposit Policy – Guest Rooms 

  • All reservations will have a deposit of one night’s room and tax plus fees charged at the time of the booking. 
  • This deposit is refundable if proper adherence to our cancellation policy is followed, otherwise the deposit will be surrendered. 

Cancellation Policy – Guest Rooms 

  • Off-Season Cancellation (Memorial Day to Labor Day Weekend): 
  • If cancelled within 7 days of arrival, the deposit will be collected as the cancellation fee. 
  • In-Season Cancellation (Memorial Day to Labor Day Weekend): 
  • If cancelled within 10 days of arrival, the deposit will be collected as the cancellation fee. 

“No Show” Policy: 
 

  • In the event of a “no show” the entire amount of your reservation will be charged to the credit card on file.   

Special promotions and offers may have different cancellation policies. 

Cottages and Houses Policies– 

Deposit and Payment: 
  • A non-refundable deposit equal to 50% of the total cost of the reservation and a signed rental agreement are due upon booking. 
  • Balance is due 30 days prior to check-in. 
Cancellation Policy: 
  • No refunds will be extended if reservation is cancelled within 30 days of arrival. 
  • If a reservation has been paid in full, and cancellation is made 30 days prior to check-in, a 50% refund will be issued.

Smoking Policy: 
  • We are a non-smoking property. This also includes vaping. 
Dog Policy: 

Available Accommodations and Pricing 

  • Lakeshore Building for an additional $50 per day. 
  • Cottages for an additional $100. 
  • Houses for an additional $300. 

An extra $10 fee will be charged for additional dog – up to a maximum of two. 

Please call the property to verify the accommodation you are wanting to reserve is dog friendly.

Check-In/Check Out: 
  • If you will be arriving later, please call ahead to make arrangements. 
Rooms & Cottages: 

Check-In: 3:00 PM – 9:00 PM 
Check-Out: By 11:00 AM 

Houses: 

Check-In: 4:00 PM – 9:00 PM 
Check-Out: By 10:00 AM 

  • If you would like to stay later than your check out there is a changing room at the Inn. 
Televisions: 
  • Streaming services are offered in each room for television viewing. Cable TV is not offered.  
  • Free streaming applications offered include Tubi and Zeam. 
  • Please bring your passwords for paid subscriptions that can be used to sign into other applications including Netflix, Hulu, and ESPN.  
  • There are limited offerings for sports and live television on the free streaming applications. 

Rates & Fees 

Silver Birches Room Rates and Fees that apply each night: 

  • Room Rates vary depending upon type and date of stay. 

Taxes added: 

  • 6% Pennsylvania Sales Tax 
  • 3% Local Lodging Tax 

Added to each night of stay: 

Resort Fee 

  • Seasonal resort fee applied daily. Please see reservation details for specifics. 
  • 6% Pennsylvania Sales Tax 

Cleaning Fee: 

At Settlers Hospitality, we’re investing in our team by launching programs that enable our staff to live and play in the community where we work. As part of that commitment your housekeeping service charges are included in your folio. Therefore, any additional gratuities while appreciated, are discretionary. 

Our per stay cleaning fees are: 

  • $7.50 per Guestroom 
  • $50 for Cottages 
  • $325 for our Singer Lane Houses, Sunset House and Paupack Lodge. 
Important Notes: 
  • 6% State Sales Tax and 3% Hotel Tax will be added to the bill and are subject to change without notice. 
Settlers Cares Donation: 
  • A $1 charitable donation is added to each guest reservation to support our non-profit, Settlers Cares. 
  • The Settlers Cares Foundation was created to help employees or affiliates who are facing financial hardship due to unexpected life events. 
  • The goal is to provide short-term, emergency support to employees or eligible dependents.
